HEARING NOTICE

The Newberg Planning Commission will hold a public hearing on May 8, 2014 at 7 p.m. at the Newberg Public Safety Building, 401 E. Third Street, Newberg, OR, to evaluate the following new proposal:

Subdivision preliminary plan/variance: Consider an application to subdivide a 4.3 acre parcel of land into 21 lots for single family detached homes, and a variance request to the cul-de-sac standards. The site is at 735 N. College Street, Yamhill County tax lot numbers 3218DB-2300,-2600,-700. The development will be named SHELLIE PARK. The lots will range in size from 5,012 sq. ft to 7,689 sq. ft, except for a few larger lots. The minimum lot size in the R-1 zone is 5,000 square feet. Primary access will be from Rentfro Way and Mission Drive to College Street. Additional pedestrian access will be provided to College Street and Clifford Ct, and there will be a new emergency vehicle access on College Street. An existing abandoned house on College Street will be removed. The variance request is to exceed the standards for length of cul-de-sac and number of lots on a cul-de-sac. The applicable criteria used to make a decision on this application for a Preliminary Subdivision Plan/Variance are found in Newberg Development Code Sections 15.235.060 and 15.215.040.

The staff recommendation regarding this project will be available one week before the hearing.   If you have any questions, please call the Newberg Planning Division at 503-537-1240.  All interested persons may appear and provide testimony.  Any written testimony must be submitted to the Planning and Building Department office by noon on May 5, 2014. Written testimony received after this time will be read out loud at the hearing subject to time limits for speakers, and will be included in the record if there are further proceedings. Only those persons who participate either orally or in writing in the hearing proceedings leading to the adoption of the action may appeal the decision.
